The centerpiece of the ranch is the scenic Colorado River which adjoins the north boundary of the property for approximately 1.6 miles. The river is, in many places, 40-50 yards wide and sometimes 8-10 ft. deep. The river runs thousands of gallons per minute, offers great fishing, breathtaking views, and a stunning natural rock ledge waterfall. In most places, this river is wide enough and deep enough for small boats, canoes and especially great for innertube floating.

The topography on the ranch varies from fairly level to more rolling and sloping country as the ranch drains north towards the Colorado River. Elevations on the property range from 1,680 ft. on the upper southern end to 1,540 ft. on the north end of the ranch along the river.

There is a solid turf of grass throughout the ranch. The property is broken up into multiple pastures suitable for rotational grazing. The native pastures are primarily made up of grasses such as Buffalo Grass, Hairy Grama, Texas Winter Grass, Arizona Cottontop, Side-oats Grama, Curley Mesquite, and Switchgrass, to name a few. There is a scattering of brush on the ranch that includes Mesquite, Algerita and Lotebush along with some larger tree growth running along the river. There are two cultivated fields that can be planted in wheat for grazing and supplemental deer feed. The headquarters improvements include the main house, which contains approximately 1,900 sq. ft. and is a very nice, well-kept, manufactured home that features three bedrooms, two baths, an open living room, kitchen and dining room. The back porch has great views of the river. Near the main house is an approximately 1,500 sq. ft. party barn. The ranch is set up with a very well-designed water catchment system, where rain water from the roof of the main house and the party barn is collected through a gutter system. This rain water runs underground into a large covered water storage where it then runs through a reverse osmosis filtration system furnishing household water for the headquarters improvements. As previously stated the ranch also has 30 acre feet of water rights from the Colorado River. 

Hunting on the Potter Colorado River Ranch is considered to be outstanding with game species that include dove, quail, turkey, wild hogs, and whitetail deer.
