We are honored to have been chosen as the exclusive listing broker of the RF Ranch located in the west-central portion of Foard County, Texas. This well-maintained highly improved ranch is not only an outstanding cattle ranch, it offers above-average hunting and many other recreational opportunities.
The RF Ranch is located approximately 8 miles west of Crowell, Texas, lying on the north side of US Hwy 70. Access is excellent, being by US Hwy 70 on the south, paved FM 2566 on the west, and graded Teacup Road on the east.
In general, RF Ranch is a combination of fertile bottom land and elevated rocky hills. Elevation change across this ranch ranges approximately 100 feet, being +/-1,780 feet at the peak of the hills to +/-1,680 feet being in the bottom areas along the draws. Years ago, Carlton Britton, a Range and Wildlife Professor Emeritus with Texas Tech University, spent a lot of time on the ranch developing a grazing and range/brush management plan that the owners have continued to follow throughout the years. As can be seen on the aerial map, the majority of the bottom land has been selectively grubbed leaving the mature hardwood trees, being primarily hackberry. The brush on the elevated rocky areas, being primarily cedar and mesquite, has remained untouched. This combination of brush cover has not only improved the grass turf, it has provided the wildlife with an excellent habitat. The grass turf throughout the ranch is in excellent condition.
The highlight of the RF Ranch consists of two (2) beautiful very unique rock/brick homes built by Dale Turner. No cost was spared in these two high-quality structures that consist of a +/-4,200 sq. ft. main ranch house and a +/-2,400 guest house. Other improvements consist of a small bunk house, large rock pavilion area, swimming pool, and 50x60 fully enclosed equipment barn. All rolling stock is included in this offering.
Water is provided by three (3) taps on the Red River Water Authority rural water line, two (2) water wells equipped with solar pumps, and several strategically placed earthen tanks.
Wildlife on this ranch is excellent. Along with the selective grubbing which has created excellent habitat, the RF Ranch has not been hunted by anyone in over 20 years. Typically seen on the ranch include whitetail, turkey, wild hogs, quail, and occasionally mule deer.
