Property Description

  We are pleased to offer the exclusive listing on the 640 +/- acre Camp Snell Ranch in Donley County, Texas.  This eastern Texas Panhandle ranch is truly a rare find, with some of the most outstanding water features, improvements, and scenery that can be found in the Texas Panhandle.

LOCATION

  The ranch is situated just 10 miles north of Clarendon, the county seat of Donley County.  It is a one-hour drive from Amarillo, 30 minutes from Pampa, and a two and one-half hour drive from Lubbock.

  Greenbelt Lake sits just to the south of the property, and offers amenities including fishing and golf.

hISTORY

  The ranch at one time served as the Clarendon Country Club, and in later years was used as a girl scout’s camp. The property was initially selected for the beautiful scenery and live water aspects of the ranch. Set up for entertaining, the current owner has maintained these improvements very well, and also enhanced the property with that purpose in mind. 

TOPOGRAPHY   •   Landscape

  The landscape of the ranch is varied, consisting of rolling grassland, breaks, draws and wooded valleys. These valleys contain some of the tallest cottonwood trees you will see in this area of the Panhandle.

  There is a spring fed pond on the south side of the property near the home.  The area around the home is heavily wooded and provides a peaceful setting, and is shaded and cool no matter the time of day.

  All along the draw leading to and surrounding the pond and home, a wide variety of established and mature trees are found. Species include sycamore, american elm, locust, cottonwood, piñion pine, maple leaf, cedar elm, lacebark elm and bur oak to name a few.  Plum thickets and grapevines are found along the valley.

  Grasses on the higher elevations consist of mostly gramma and buffalo with bluestem grasses also found on the upper portions of the ranch. An adequate amount of scattered mesquite is present for wildlife cover.  

IMPROVEMENTs

  The ranch is very well and uniquely improved, and pride of ownership is apparent when viewing the property.

  The owner’s home was once part of the country club house, and overlooks the spring fed fishing and swimming pond. The home has large picture windows along the entire east side that provide great views of the valley, pond and trees below. A two-car covered carport is adjacent to the home.  

  Other ranch improvements include:

     • 37 x 60 wood frame barn near the home with 10 x 60 loft

     • 44 x 65 steel frame barn near the livestock pens

  A second separate 28 x 17 dining room has a covered grill and adjoining 30 x 20 covered outdoor picnic area.

  His and her restroom and showers are located near the cabins.

  All campground buildings have been updated and are maintained in good condition.

  Nestled in the trees down along the draw is a 19.5 x 19.5 rocked dugout house, nicely remodeled with a stamped concrete floor, fireplace, corner shower, toilet and sink.

  Near the large barn and away from the home is a good set of steel pipe livestock pens, with working alley, concrete pad for squeeze chute, electricity and frost free waterers.  Joining the pens are a set of 60 x 14 and a 12.5 x 32 livestock sheds. A Fiberglass water tub is set with concrete and is served by a submersible well at the pens.

  Fences are in good to excellent condition on the ranch.

  The pond has a covered steel frame and concrete floor fishing dock that is equipped with a dive board and slide.

WATER

  The ranch is very well watered, with a total of 8 water wells on the property.  Two solar wells serve the pasture on the north and west sides of the ranch. The remaining wells are electric submersibles. The owner reports water quality is good.  In addition to the spring-fed fishing pond, there is a second smaller spring located upstream that provides an additional water source for wildlife and livestock.   

HUNTING  •  WILDLIFE  •  RECREATION

  Both mule deer and whitetail are found on Camp Snell. Large ranch properties join the ranch to the west and northeast that reduce hunting pressure. Turkeys roost in the trees along the wooded draws and valley. Dove and quail are commonly seen.  Hogs are not found on the property. The pond is reported to be 10 to15 feet deep, and is stocked with bluegill, bass, and catfish. 

  The area around the pond and cabins is a unique and beautiful setting, and is perfect for parties, weddings, corporate retreats, and family reunions. Many weddings have been held at Camp Snell through the years. A dance floor with electricity is located nearby.  The wooded valley and draw bisects the ranch for 1.3 miles, and provides a beautiful setting for evening walks and hikes.
