  The Moore Farm is located in the northeast-quadrant of Lynn County, Texas, being approximately .3 of a mile north and approximately 2.5 miles east of Wilson, Texas.   

  Access is good, being by graded CR 8, graded CR CC and graded CR EE.  

Legal Description 

  The South 122 acres, more or less, of the East-half (E/2) of Section 19 and the Southwest-quarter (SW/4) of Section 18, Block J, E.L. & R.R. RR. Co. Survey; and the East 260 acres, more or less, of the North-half (N/2) of Section 1, Block L, G.W.T. & P. RR. Co. Survey, Lynn County, Texas, containing a total of 542 acres, more or less.

General Description

  This property is being operated as a partially irrigated farm, being irrigated by one center pivot irrigation system. The entire property is in cultivation, with the exception of
approximately 1.5 acres in the extreme northwest corner which is in grass and approximately 1.5 acres around an old homestead site located near the center of the farm.  

  The overall terrain varies from nearly level to very gently sloping. Slopes across the property range from 0-3%, with approximately 68% of the property having slopes that range from 0-1% and 32% of the farm having slopes that range from 1-3%.

  The soil quality found on this tract is considered to be average for the area, being primarily Acuff loam, 0-1% slopes. This is a Class II irrigated soil and a Class III dryland soil. This farm is currently in a good state of cultivation.  

Improvements

  Irrigation improvements include one (1) center pivot irrigation system. This pivot is a Zimmatic brand systems that is 20+ years old.  

Water

  Eight (8) operable irrigation wells and a network of underground line are located throughout the
appraised property. These wells are equipped with small electric submersible pumps. According to the High Plains Underground Water District, these wells range from approximately 90 feet deep.
