Tomlinson Sulpher Creek Ranch

  The Tomlinson Sulphur Creek Ranch is located in southern Lampasas County, 3.2 miles east of Lampasas, along Sulphur Creek. The ranch, consisting of approximately 220 acres, was purchased by A.B. Tomlinson in 1932 and has been owned by the family ever since. Access to the property is along a good gravel road through a neighboring landowner for approximately four-tenths of a mile. This is not a recorded easement and there is no legal access to the property.

  The property has been operated in recent years for cattle production and hunting. Sulphur Creek forms the west and southern boundaries of the property. There are approximately 1.5 miles of frontage along this year-around flowing creek. A little over 100 acres are in fertile fields that were formerly in cultivation, which are now planted to improved grasses.  The remainder of the ranch is wooded with large live oaks, water oaks, pecans, elm and hackberry trees along the creek and scattered throughout the property. Cedar is heavy in some areas and there are also a few scattered mesquites. The terrain is rolling to mostly flat. The elevations range from 940 feet along the creek to 980 feet above MSL along the ridge in the northwest corner of the property.

Improvements

  There are no structural improvements of any value. There is an old homestead but the house has fallen apart and the old sheds are in poor condition. Community water is along the county road. There is an old abandon water well that has not been used in many years and is not operational at this time. Electricity is provided to the property by Hamilton Electric. Hunting: The hunting is considered good in the area.  Whitetail deer, turkey and hogs can be found on the property. Duck and dove hunting is provided by Sulphur Creek along with some excellent fishing. Minerals: The owned mineral rights will convey.
