Property Description

THE JUAN DE DIOS RANCH

Guadalupe County, NM

17,141.40 +/- Deeded Acres

3,307.21 +/- NM State Lease

We have the privilege of being the exclusive broker on a large Eastern New Mexico production cattle ranch. The Juan de Dios has an excellent location being just 8 miles south of Santa Rosa and I-40. Additionally, the ranch has excellent access to its headquarters just off paved Highway 84. Seasonal live water from Juan de Dios Creek bisects the property for approximately eight (8) +/-miles.  This ranch is in great shape and has lots of grass for approximately 400 +/- cows.

The terrain on the ranch varies from open rolling plains on the northern pastures with open grazing and small breaks along Juan de Dios Creek in the central portion of the unit. Southern pastures also enjoy intermittent water along the Juan de Dios Creek with open grazing and breaks. The central pastures have scattered juniper cover along with small arroyo breaks providing needed protection in harsh winter snow and windstorms. Primary grasses on the Juan de Dios are blue and black grama, sacaton, and galleta. Elevations on the property vary from 4,700’ +/- on the north and east caprock to 4,570’ at the headquarters, and 4,460’ on the extreme south boundary area.

Access to all pastures is good via caliche and two tract roads. Eighteen miles of interior pasture fence has been replaced and now consists of 5 strand barb wire on steel T-posts with steel H-Braces at corners and at ¼ mile intervals along the new fence. New steel gates are in place on most interior areas. Exterior boundary fence is 5 strand barb wire on cedar posts. There are eight main pastures and four traps on the ranch. Five wells, 21 pasture drinkers, numerous earth stocktanks, and seasonal live water in the Juan de Dios Creek provide water to livestock and wildlife. Water gaps on this ranch are built very well to sustain those occasional New Mexico downpours. The property is well blocked and easily managed for livestock grazing.

The headquarters is approximately three miles east of Hwy 84. The ranch has the perfect headquarters setup for this size unit with a beautiful owner’s home, modern and efficient shop (50 amp RV hookup), barn, and shipping pens with scales. The south pasture also has a set of pens with scales to help ship from this location.

Land tenure on the ranch is comprised of fee surface estate and New Mexico State Lease. The fee surface estate lands are more commonly known as “deeded” subject to easements of record. This is the highest form of ownership on the ranch. The state lease is configured in a manner to assure adverse bidding is low risk. The fee on the lease was $4,736 in 2019. This equates to $5.56/AUM. In this region, private lease rates for an animal unit generally vary from $25-$30 per AUM.

Pronghorn antelope and mule deer are the big game species on the ranch. An owner can expect to generate $1,500-$2,500 per gun for both species should hunting be desired.

Santa Rosa, New Mexico and I-40 are located 8 miles north of the Juan de Dios boundary. This small community has a grocery store, mini marts, modern motels, a small medical facility, and a hardware store. Access to fuel and a couple of fantastic New Mexican Food restaurants compliment this small rural community.

Historical operation of this ranch has been to graze livestock year long. Range infrastructure on the ranch is well suited to provide an owner with ample working facilities to operate efficiently. The deeded ownership configuration limits public access.

Real Estate taxes on the Juan de Dios Ranch were $3,000 +/- in 2019. The owner will transfer one-half (½) of any minerals owned.

In summary, the Juan de Dios Ranch has it all for the owner looking for an excellent low operating cost livestock ranch. This nicely improved and efficient working livestock ranch is priced to sell on today’s market at $444.25/deeded acre or $7,615,016.69. If you have been searching for an operating production livestock ranch, this offering deserves your attention.

*Additional new and used steel posts, cattle guards, H-Brace inventory, cattle, and equipment are available for sale in a separate offering.
