  We are pleased to have obtained the exclusive listing on approximately 193.8 acres located northwest of Ropesville, Texas.  This partially irrigated farm is a long-time family owned property located in the Ropesville School District.   


  According to the Hockley County Appraisal District, this property contains a total of 193.8 acres, more or less.

Location  •  Access

  The J&J Farm is located in the southeast-quadrant of Hockley County, being approximately 6.5 miles west and 3.5 miles north of Ropesville, Texas. Access is good, being by graded Leopard Road on the north and graded Chickadee Road on the west.

General Description

  The J&J Farm consists of a total of 193.8 acres, more or less, with approximately 78 acres covered by a 6-tower center pivot irrigation system.  The remainder of the farm is operated on a dryland basis.  The majority of the property has a mostly level terrain; however, there is some sloping land in the southeast corner of the farm.  Slopes across the majority of this property only range from 0-1%.


  Seven (7) irrigation wells are developed on this farm.  All eight wells are equipped with electric submersible pumps.  According to information obtained from the High Plains Underground Water District, these wells are approximately 235 feet deep.  A monitor well for the HPUWD is located approximately 1 mile southeast.  In 2023, this well indicated a saturated thickness of approximately 48.4 feet. 

  The center pivot irrigation system is a 1990 model Zimmatic brand system.  It consists of 6-towers and is approximately 1,080 feet long.  According to the tenant, this pivot is nozzled at 190 gpm.
