We are privileged to have obtained the exclusive listing on a private fishing-recreation paradise located near Chama, New Mexico. The Chama River is the west boundary of this magnificent property. The east and south boundaries are adjacent to the nationally famous Chama Land and Cattle hunting and fishing resort property. A portion of this tract of land is under The Lakes on the Chama Owner's Association that provides access to sixteen private lakes and another 4,000 +/- feet of Chama River managed under the Lakes on the Chama Owner's Association. A copy of the Chama Owner’s Association Agreement is available to interested parties for inspection.

This property is truly a “recreation lover’s paradise.”

The Chama River Paradise property offers private river fly-fishing opportunities along with three private 2+ acre lakes providing excellent fishing for trout and bass. It is not uncommon to catch trout and/or bass weighing over 5 pounds in these lakes. Along with the unique fishing opportunities on this property, Chama offers many other attractions such as the historic Cumbres & Toltec Scenic Railroad steam engine train, hunting, snowmobiling, skiing (Wolf Creek), hiking, the Edward Sargent Wildlife Management area, and the Humphries/Rio Chama Wildlife Management areas owned by the NM State Game Commission, water skiing, sailing, and more fishing can be found 20 minutes south of the property at Heron and El Vado Lakes. The property is within two hours of Santa Fe’s Downtown Plaza and 50 minutes to the Pagosa Springs Airport. American and United Airlines fly into Santa Fe.

Improvements

Owner's Home with guest quarters:  This beautiful custom-built home was originally constructed in approximately 2008.  The home is approximately 3,800 sq. ft. It is an excellent quality, 3-bedroom/3-bathroom home with three fireplaces, a living room, kitchen, family room, craft room, and laundry.  The house has central heat, as well as radiant heat throughout the house.  The house has a 10-kilowatt propane backup generator, city water, 1,000-gallon underground propane tank, and its own fire hydrant. Located next to the owner’s home is a full RV hookup with electric, water and sewer.

Shop Building: The estimated 2,500 square foot +/- equipment and maintenance shop on this property is constructed with pre-engineered steel framing and metal siding. The shop has a concrete floor and large overhead doors and 220-watt outlets throughout. There is a small storage-office space within the shop itself. The shop is insulated with a wood-burning stove, and two ceiling mounted electric heaters.

Infrastructure Improvements: On-site improvements include internal maintained access roads with a combination gated access bridge over the Chama River from State Road 84. There is additional locked access from the north to allow heavy truck traffic onto the subdivision lands.

Wildlife

Several species of wildlife live within the borders of the Chama River Paradise. Mule deer and elk are common to the area and viewed often. Many smaller species of wildlife call the Chama River Paradise home. Turkey are common as are many other species of birds. However, as discussed above, the big attraction to the Chama River Paradise is the Chama River and trout fishing.

Utilities

Chama River Paradise is serviced by the Northern Rio Arriba Electric Cooperative, propane gas, city water, and individual septic and leach field.

Taxes

The total taxes on the Chama River Paradise are estimated to be $9,096 in 2020.
