This property has a diverse blend of open grass pasture and productive creek bottoms. Two narrow tree-lined creeks wind their way through the heart of the ranch, offering topographic relief. Large oak and elm trees provide summer shade for livestock. The ranch supports a good blend of native grasses and forbs. The property is fenced and cross fenced, and fences are in average condition.

This intermittent stream heads north of Vashti and ultimately drains into the Red River northwest of Nocona. The creek is ephemeral in nature and typically has holes of water throughout the year.
Other unnamed drainages through the ranch offer shade and protection for livestock and wildlife as well as seasonal holes of water.
Several large ponds are scattered across the ranch and there are several water wells on the property. Currently, none of the water wells are being used and may need repair to be usable.
Clay County typically receives about 33" of rain annually and has an often-humid subtropical climate with hot summers and mild winters.
Clay County offers good hunting opportunities overall for whitetail deer, turkey, wild boars and predators. Migratory bird hunting is typically considered to be good as well.
The ranch has a set of pipe livestock working pens located near the road on the north side of the property.
There is no oil production on the ranch and the minerals are not currently leased. There are two major 345 KV powerlines through the north portion of the property and there are a few wind farms in the area. With solar energy development on the rise across the state, there is potential for future development in this area.
