The centerpiece of the property is the 1 +/- mile of frontage along the Pease River, which adjoins the southern border of the ranch.  This river runs water year-round and provides breathtaking views and great recreational features.

The topography on the ranch is diverse, with elevations ranging from approximately 1,660 feet on the north end of the property to 1,510 feet on the south, along the river bottom.  The topography varies from gently sloping country on the north end of the ranch to rough, broken, very scenic canyons, elevated ridges and cliffs towards the Pease River.

There is a solid turf of native grasses that includes Buffalo Grass, Side Oats Grama, Vine-Mesquite Grass, Plains Bristle Grass, Tobosa, Little Bluestem, Indian Grass, Switch Grass and Three-awn, to name a few.  There is a scattering to sometimes dense canopy of Mesquite and Ash Juniper throughout the ranch.

The Bailey Ranch is considered to be well improved and maintained.  The headquarters improvements include a bunkhouse that is of cinder block construction. It features two bedrooms, one bath, kitchen and living room, central heat and air, water softener and RO drinking water system.  There is also a 30’ x 30’ insulated metal shop adjacent to the bunkhouse, and a 50’ x 30’ insulated equipment barn.  Other improvements include a 300 gallon diesel tank and 300 gallon gas tank.  A set of wooden cattle pens can be used for livestock work.

Hunting on the Bailey Ranch is considered to be outstanding with game species that include dove, quail, turkey, wild hogs, whitetail deer, mule deer, and the occasional aoudad sheep.  The ranch has six elevated permanent hunting stands (three 8’ x 8’ & three 4’ x 8’), and there are several ground stands located around the ranch.  There are three bulk protein feeders, and 8 corn feeders.  There are seven food plots with one being irrigated by sprinklers.
