Property Description

The T Bar Canyon Ranch, located in the southern half of Hall County, Texas, and approximately 10 miles northeast of Turkey, Texas, is comprised of 3,531.55± acres of the larger Williams family ranch. LOCATION

The T Bar Canyon Ranch is conveniently located about an hour and a half from Amarillo, and two hours from both Lubbock and Wichita Falls, Texas. Access to the ranch is provided by State Highway 86 and graded County Road 15, which runs through and along the western boundary of the property.

HISTORY

The T Bar Canyon Ranch was once part of the Del Norte Camp of the historic Mill Iron Ranch, which encompassed 162,000+ acres in Hall, Childress, Motley, and Cottle Counties. The Mill Iron Ranch also included another 152,000+ acres in Collingsworth and Wheeler Counties and a feeding ranch on the Powder River in Montana. The Mill Iron Ranch was established by the Continental Cattle Company, which was formed by William Edgar Hughes, John N. Simpson, and John W. Buster. During its heyday, the Mill Iron would brand 10,000 to 12,000 calves annually and in 1890 it was reported that the ranch branded approximately 25,000 calves. Therefore, the T Bar Canyon property is rich in Texas Panhandle ranching history.

TOPOGRAPHY

The landscape of the T Bar Canyon Ranch is comprised of semi-flat to rolling terrain in the northern and western portions of the ranch. The ranch then begins to break into multiple draw and canyon creek bottoms along the eastern half of the ranch with elevations ranging from 2,270’ to 2,040’. T Bar Canyon is a wet weather draw that meanders north to south along the eastern half of the property and includes several large plum thickets, cottonwoods, hackberry and other hardwoods. Mesquite and juniper trees are scattered throughout the property with several areas of dense accumulation. The ranch has been well-managed over the past several years and includes a good stand of native grasses for grazing and forbs for many wildlife species.

IMPROVEMENTS

Structural improvements include the old Del Norte Camp of the Mill Iron Ranch located along the county road in the central portion of the ranch. The camp is comprised of an older 3 bedroom, 1 bathroom house and a 40’x60’ equipment barn on a concrete slab with electricity. Coming off the east side of the equipment barn is a lean-to with small horse corrals of pipe construction.

The ranch offers excellent perimeter fencing except for approximately 1.25 miles of unfenced boundary that was recently surveyed out of the adjoining neighboring property. Additionally, the ranch is cross-fenced into two main pastures and 4 smaller traps. The ranch has a solid road infrastructure that provides easy access to nearly all areas of the ranch.

WATER

The ranch is well-watered with rural water pipelined along CR 15 and providing reliable water to six drinking troughs scattered throughout the property. In addition, the property includes one windmill, with a large water reservoir and drinking trough along the eastern boundary. The property has two troughs with water pipelined from the neighbor’s submersible well located along the southern boundary.

In addition, there are four seasonal earthen dirt tanks scattered around the ranch.

HUNTING, WILDLIFE, and RECREATION

The T Bar Canyon Ranch offers some of the best hunting in the Texas Panhandle with mule and whitetail deer, quail, dove, turkey, coyote and bobcats. The ranch offers an outstanding habitat for wildlife with its many draws and canyons providing adequate cover and browsing opportunities.

The ranch also offers excellent hiking and ATV trails and numerous spots to enjoy the spectacular views.

The nearby town of Turkey Texas is home to Bob Wills, known as country music’s “King of Western Swing”.  Annually in April, Bob Wills is celebrated with a BBQ, parade, and dance with live western swing band music. 

The historic Hotel Turkey is known as Texas oldest continually run hotel and features live music and steak and catfish dinners each Friday and Saturday night, year-round. 

In addition, Caprock Canyon State Park is located approximately 25 miles from the ranch and offers visitors a variety of fun activities, including marveling at the bison and bats, hiking, biking or horseback riding along its 90+ miles of trails, swimming, fishing or just enjoying the many terrific views of the canyon.
