Via Ranch

The Via Ranch is located north of Matador in Motley County, Texas.

The property is diverse, with approximately 130 +/- acres of cultivation and the remainder in native pasture. The cultivated land has not been plowed in several years and is grown up, but could be shredded and plowed easily if desired. This area is typically sandy soils, and mesquite, shinnery and a variety of hardwood trees are present. Several large shelter-belts are located along the boundaries. This is ideal habitat for deer and turkey.

Water

The property is principally watered by an electric water well. This electric water well produces approximately 10 gallons per minute. Additionally, there is a small earthen pond and a windmill that is currently not working.

 

Access

Access to the ranch is by graded county roads. The property lies at the end of the road.

 

Hunting/Recreation

The property is located in an area with large ranching neighbors, making this a small property almost surrounded by large landowners. Mule deer and whitetail are common, and turkey roost in the larger trees. Generally this is a good area for bobwhite quail. Migratory birds, such as dove and ducks are very common.

 

Minerals

The seller owns, and has offered to convey with an acceptable offer, approximately 1/2 of the minerals. This large mineral conveyance is very uncommon on small tracts.

 

Remarks

This is "Big Ranch Country" and it is seldom that smaller tracts are offered for sale in this area.

The seller owns 25 black cows that are bred or have recently calved. With an acceptable offer, the seller will convey all owned livestock with the property.
