The Nunn Ranch

We are pleased to have obtained an exclusive listing of the 800 acre Nunn Ranch located in southern Fisher County.

The ranch is situated approximately 6 miles north-northwest of Sweetwater, Texas, with over one mile of paved road frontage on the east side of FM 419.

This scenic recreational property has a terrain that is rolling to broken. An elevated ridge extends through the center of the ranch in a north to south direction. Several seasonal draws drain the western uplands. Elevations range from 2,300 feet MSL, along west boundary, descending to 2,120 feet MSL along the east boundary. The elevated ridge has rock outcroppings and scenic overlooks. This area once served as an Indian camp, where artifacts such as grind holes are present in large rocks along the ridge.

The ranch has a moderate to sometimes dense concentration of cedar with scattered mesquite. Hardwood trees are scattered in the many draw bottoms. Prickly pear is scattered to sometimes dense in the western portion of the ranch. The turf of native grass is in good condition given the historically conservative stocking rate. The vegetation and terrain of this scenic ranch offers exceptional habitat for wildlife.

A caliche is pit is located in the northwest part of the tract. This pit provides road base for the ranch and is sold from time to time.

Water features on this property include three dirt tanks, one of which is approximately two acres in size. The ranch has the added benefit of having access to the Bitter Creek Water Supply water line that extends along both the west and south boundaries of the property. According to the seller, up to 15 taps can be purchased at a modest cost of approximately $1,500 per tap.

The recreational features of the Nunn Ranch are excellent. The location, terrain and vegetation make this ranch a fine hunting property. Quality white-tail deer, quail, dove, etc. are common.

The Nunn Ranch is realistically priced at $975 per acre. It is noted that the north boundary is not fenced. The total acreage to be conveyed can be adjusted to fit a buyers needs. This ranch is offered on a surface only basis and a reservation of 50% of future wind energy proceeds. All leasing rights regarding wind energy will be conveyed to the buyer.
