The property is considered to be very well watered. There are four earthen ponds on the property as well as almost one mile of Miller's Creek.
Miller's Creek is a seasonal creek that flows through the southern portion of the ranch. This creek will generally have holes of water throughout much of the year.
In addition to the creek and the earthen ponds, there is an electric water well located near the main improvements and a solar water well located near one of the larger ponds.
Access to the ranch is by paved highway frontage and county roads.
Hunting is considered to be very good on the property. Whitetail deer numbers are good, and there are large flocks of turkey in the area. Typically this is good quail country with bobwhites being common.
The property has been improved by several quality hunting blinds and both spin and gravity feeders. Protein has been fed on an annual basis and the present owner has been impressed with quality and quantity of the native deer.
Migratory birds, including dove and ducks frequent the property and the large ponds. Two of the larger ponds have been stocked with fish.
The ranch has been nicely improved by two cabins that are located in the western portion of the property. These cabins feature central heating and air, open kitchen/living space, and room for several guests.
Fences are in excellent condition. All exterior fences are five strand barbed wire with t-posts. One small trap is located near the cabins and a good set of pens has been built out of panels. The pens have a good chute and water can be furnished by one of the ponds to this trap/pens.
The perimeter has been grubbed along the fence lines making it easy to drive the entire ranch boundary. Additionally, there is a good network of good roads through the property.
