$1,930,330 | 772.13 ACRES | SOLD
Kelly Creek Ranch is located in the eastern Texas Panhandle in Donley County. This 772.132 +/- acre ranch is located 2 miles West of Clarendon on US Highway 287, then 1.3 miles North on paved FM 3257. Access is excellent, with almost 2 miles of paved FM road frontage. The property joins Greenbelt Lake Reservoir on the west side of the lake.
Kelly Creek bisects the ranch for approximately .6 miles before draining into Greenbelt Lake. Kelly Creek is a wet weather creek that flows during periods of rainfall. The creek bottom land is very scenic, with large trees and varied topography. Abundant wildlife is found in the bottom areas including whitetail, mule deer, and dove. Turkeys are routinely seen in large numbers along the creek bottom areas. Quail are fairly common in the upper grasslands and plum thicket areas of the ranch. The ranchland away from the creek area is also desirable recreational property, with undulating and rolling topography, tree-lined draws, and plum thickets. The property has good wildlife cover and scenic appeal, with great views of the surrounding countryside. A good cover of native grasses exists on the ranch.
An old irrigation well is located in the bottom land near the creek that was drilled in the 1960s and was used to irrigate a small plot of land with hand-moved sprinkler pipe in the early years. The owners stopped using the well in the 1970s, and in 2020 the current owner brought this well back into production with a new variable-speed submersible pump and installed a 5-tower center pivot. The owners now have approximately 30 acres of B-Dahl improved grass under center pivot irrigation. The owner states the depth to water at 18 feet. The pivot is metered at 400 GPM. With the installation of improved grass under the new pivot, the livestock carrying capacity of the ranch has been greatly enhanced.
The ranch is improved with two earthen ponds. The north pond closest to Greenbelt Lake is spring fed. Both ponds are equipped to be supplemented with irrigation well water if desired. Both ponds are stocked with bass, catfish, and crappie.
The fences and steel gates on the ranch are in excellent condition, with 8 miles of new fencing being built in the last 2-3 years. Only approximately 1 mile is older fencing and is rated in good condition. The owner also permanently fenced and installed steel gates around the corn and protein feeders.
Included with this offering are 8 deer blinds, 15 corn feeders, 4 protein feeders, a sea shipping container, and approximately 30-16 ft portable livestock panels. The deer blinds and feeders are newer and in good condition.
