Property Description

We are pleased to offer for sale the Hideaway Ranch in Donley County, Texas. This ranch has been in the same family ownership for 53 years, and is now being offered for sale. This Southeastern Texas Panhandle ranch is located in Donley County, about 6 miles north of the city of Clarendon, the county seat. The ranch is well located and easily accessed on State Highway 70, and is about 10 miles South of Interstate 40. The ranch has ½ mile of frontage on Highway 70 on the west, and is accessed on the north from county graded Road K.

This ranch property is conveniently located about an hour’s drive from Amarillo, about 2 ½ hours from Lubbock, and 3 hours from Oklahoma City

Terrain and Soils

The ranch is basically described in 3 different terrain and soil types that offer a variety of uses, visual appeal, and benefits to the owner. Approximately 240 acres of the property was previously farm ground, and the majority has been planted to improved grasses to provide enhanced grazing capabilities. Much of this area of the ranch has productive soils, suitable for wheat pasture or food plots to attract wildlife. Due to the previous planting history, the property has FSA farm program base acres allocated, including a 107.52 acre cotton base with a 720 lb. yield, a 67.4 acre grain sorghum base with 18 bu. yield and a 38.2 acre wheat base with 12 bu. yield, per FSA records. Approximately 250 acres on the back side of the ranch is the rougher and more broken country, with scenic elevation changes and canyons descending down to draws with large cottonwood trees. This area is known to be habitat for mule and whitetail deer and turkey. The remaining land, estimated at approximately 300 acres, is characterized as rolling native grass with mesquite flats and areas of scattered to dense brush cover and thickets. This area of the ranch is known for its quail and deer habitat.

Wildlife

Being located in the Texas Panhandle, both mule deer and whitetail are found on the Hideaway Ranch, with the owner reporting mule deer being the species more frequently observed. This property joins very large ranches to the east, and large numbers of deer are quite often seen on the Hideaway Ranch. Other wildlife include quail, dove, turkey and the occasional bobcat. The dirt tanks on the ranch can provide good dove hunting opportunities in the fall.

Water

The ranch is watered by 2 submersible wells, one windmill, and earthen tanks. Water is piped to one drinking tub in the center of the ranch. 

Minerals and Wind Rights

All owned minerals and wind energy generation rights will convey with the sale.

Improvements

Structural Improvements are limited on the ranch. The hideaway hunter’s cabin is located on the back side of the ranch, with nice views of the sunrise and the rougher canyon country from the porch. A submersible well and electricity is provided to the cabin. A second submersible well is located at the home site.

Taxes

2019 taxes were approximately $1,275.00 with ag exemption.

The Hideaway Ranch is realistically priced at $1,250 per acre.

Remarks

The Hideaway is a nice sized ranch property that is very well located on pavement near the city of Clarendon. With the various types of terrain and land classes on the ranch, this property has it all and is appealing to both the full-time livestock producer and the recreational/hunting enthusiast. Additionally, fishing, boating and golfing are nearby with Greenbelt Lake and the golf course directly across the highway from the ranch to the west.
