Property Description

We are proud to have obtained an exclusive listing on a long-term family owned property located in the southwest-quadrant of Howard County.  The Fisher Estate’s Elbow Place consists of basically 1 section of grassland/native pasture containing a total of 642.64 acres, more or less, and is located in the desirable Forsan Independent School District. 

Legal Description

635.66 acres, more or less, being all of Section 40, Block 33, T-1-S, T&P RR Co. Survey, and 6.98 acres, more or less, being out of the West-part of Section 39, Block 33, T-1-S, T&P RR. Co. Survey, Howard County, Texas, containing a total of 642.64 acres, more or less.  *The acreage amounts listed above were obtained from the Howard County Appraisal District.

Description

The Elbow Place consists of a combination of native pasture, land enrolled in the Conservation Reserve Program (CRP) and expired CRP.  The western most 210 acres, more or less, remains in native pasture.  This area has a fairly dense canopy of mesquite throughout.  The native pasture is fenced with traditional barbed wire fencing in fair to poor condition.  The middle portion of the property is currently enrolled in the CRP.  This area consists of 196.16 acres and is receiving an annual payment of $6,201, with the last payment being in 2021.  The eastern 220 acres, more or less, is expired CRP and is in a good stand of improved grasses.  Several scattered oil well sites and tank batteries are located throughout the property.    

Access to this land is excellent, having approximately 1 mile of pavement frontage (Nichols Road) on the east side.

The primary soil found on the eastern portion of the property is Amarillo fine sandy loam, which is one of the more productive soils in the county.  The western portion of the property primarily consists of Springer loamy fine sand, which is a sandier type soil that has a risk of wind erosion.  

Improvements

Three (3) water wells are located on the northwest side of the property.
