We are proud to have obtained an exclusive listing on a livestock ranch located in the northeast Texas Panhandle, the 3,571-acre Darrouzett Ranch.
The Darrouzett Ranch is an exceptional offering, well located just west of Darrouzett, in the north-central portion of Lipscomb County. The ranch is conveniently located on the north side of State Highway 15, approximately 25 miles northeast of Perryton.
The Darrouzett Ranch is all native pasture with a mostly rolling topography, draining to two prominent creeks. Plummer Creek bisects the northeast portion of the ranch. Coyote Creek bisects the southwest portion of the ranch. Both creeks typically have seasonal holes of water. However, given the current drought conditions, both are currently dry.
Soil types consist primarily of clay loams and silty clay loam. The turf of native grasses includes buffalograss, grama, bluestem, indiangrass, switchgrass, alkali sacaton, Canadian wild rye, etc. The stocking rate, depending on range and moisture conditions, is approximately 30 acres per animal unit.
The ranch is currently leased with a long-term tenant in place. The lease rate is currently $8.60 per acre and will increase to $8.65 per acre in April 2023. The lease expires on March 31, 2024. Given the estimated stocking rate of 120 animal units, the lease rate is approximately $21 per head per month.
The Darrouzett Ranch is well watered. Livestock water is provided by two windmills, three wells equipped with electric submersible pumps, and one well equipped with a solar pump. The water quality is reported to be good.
This ranch is offered for sale with all of the seller's owned minerals. These include approximately 33% of the minerals under the ranch and also includes the seller's 33% mineral interest in the adjoining 7,000 acres +/-. Historical mineral income is available upon request. All rights associated with alternative energy production, such as wind and solar, will also be conveyed.
