The Tahoka Lake Ranch is very well located south of Wilson, TX in Lynn County.
The terrain of the property is rolling with some level portions. Generally, the topography slopes towards several surface ponds and private lakes which are located on the property.
Cover is comprised generally of mesquite with scattered hackberry and chinaberry trees. Portions of the property have a dense canopy of mesquite, however, most of the property has an open appearance.
Approximately 1,020 acres of the property is in native pasture and the balance is enrolled in the CRP program. The CRP contracts are good through 2023 and the ranch receives annual payments of just over $50,000 per year.
The property is considered to be very well watered. A private 8-10 acre spring fed lake with floating dock is located in the western portion of the property. This spring fed lake has electricity to the eastern and western banks and there are two pumps in the spring which have often been used to water the native grass turf along the banks and around the lake.
Another lake is located in the central portion of the property fed by runoff water. This lake is apporoximately 3-4 acres in size.
Besides the two private lakes, there is a pond located in the central portion of the ranch. This pond is filled by runoff, but a pump system is in place that can use water from the larger lake to maintain the water level.
There are two electric water wells on the ranch and some pipeline to drinking troughs. There is also a windmill located in the southern portion of the property with a concrete tank.
Access to the ranch is by paved county roads. This road dead ends at a neighboring ranch.
Hunting is considered to be very good on the property. Mule deer are very common, and several large, mature bucks have been viewed on the ranch by the broker. Quail numbers appear to be good and we have flushed several large coveys of bobwhites touring the ranch. Turkey are often seen around the larger lakes and ponds where larger trees are located.
Migratory birds, including dove and ducks frequent the property and the lakes and ponds. Two of the larger ponds have been stocked with fish.
The eastern portion of Tahoka Lake is actually part of the ranch ownership. This very large, runoff water fed lake is said to be an alkali lake and is frequented in the winter by thousands of migrating cranes, ducks and geese, making this a waterfowlers paradise.
The ranch has been nicely improved by a new double wide trailer home. This home is located just above the largest private lake on the ranch with a scenic setting of hackberry trees and the spring fed lake. This home consists of 3 bedrooms and 2 baths with an open living/kitchen area.
Additionally, another mobile home on the property is located near the large barns. This home is used as a ranch hand house currently. The largest barn is approximately 100'x80' with horse stalls and a small office. Nearby there is another +/- 50'x20' barn with concrete floor that is used for additional storage of equipment.
The perimeter fence has nearly been totally replaced in the last two years.
With the water features, improvements and location this property offers, it is our opinion that it would be very hard to find a better ranch for the money.
