Ratliff / Workman Farm on the Brazos

We are proud to offer for sale this productive long term ownership farm. This property is operated as a combination farm and cattle operation. The eastern portion of the property contains approximately 1,780 acres and is generally all farmed except for several areas (approximately 100 acres total) that have dense brush and are reported to have been old homestead locations. Exterior fences appear to be in excellent condition on this portion of the property.

The western portion of the property, approximately 415 acres, is a combination of cultivated land and native pasture. This cultivated land appears to be grazed seasonally. Exterior fences appear to be in below average condition on this portion of the property.

Currently, there are two Valley Pivot sprinklers located on the eastern portion of the property. One of these is an eight tower sprinkler reported to be nozzled at 450 gallons per minute; the other is a three tower reported to be nozzled at 300 gallons per minute. These two sprinklers are owned by the current long time tenant and are potentially available for purchase with the property.

Location

The property is located in both Haskell & Stonewall Counties, due west of O'Brien, approximately 8.5 miles southwest of Knox City.

Access

The farm is accessed by paved highways 2229 and 196.

Water Features

The farm is considered to be well watered. It is reported by the current tenant that there are a total of eight irrigation water wells, seven of which are equipped. Additionally, it is reported that there are five water wells used for stock water.

The western portion of the property fronts the Brazos River for approximately one and one-quarter miles.
