Property Description

We are proud to offer the Diamond V Ranch. Located in the "Heart of Texas", this jewel of a ranch offers frontage along the flowing Colorado River, a beautiful hardwood lined creek, and a private 8 acre stocked fishing lake.

The Diamond V Ranch is a high-fenced hunting property stocked with genetically superior whitetails, axis deer, fallow deer, and red stag. The property has been under the same family ownership for approximately a dozen years and offers a rare combination of live water, diverse habitat, and privacy in a proven hunting area.

The property features rolling terrain with exceptional diversity. Hardwood-lined creek bottoms evoke the Texas Hill Country, while other areas resemble classic South Texas brush country with mesquite and whitebrush. Cedar, prickly pear, Spanish dagger, algerita, and ephedra are also prevalent throughout the ranch, creating excellent cover and habitat for both native and exotic wildlife.

The grass cover across the ranch is outstanding, with no signs of overgrazing. Select areas have been strategically grubbed and opened in order to improve wildlife movement and forage. Approximately 145 acres of cultivated food plots are well distributed across the property, further enhancing the ranch’s carrying capacity and hunting quality.

This game-fenced ranch has been intensively managed for wildlife and offers a rare combination of live water, diverse habitat, and privacy in a proven hunting area.

Location

The ranch is located west of U.S. Highway 283, just south of the small community of Gouldbusk on the border of Coleman and McCulloch Counties. Access is provided by a gated, deeded easement that offers both privacy and security.

More specifically, the ranch is south of Coleman, north of Brady, and southwest of Brownwood.

     • 170 Miles - Austin

     • 175 Miles - Midland

     • 179 Miles - Fort Worth

Water Features

The Diamond V Ranch is exceptionally well watered. City water has been extended to the primary structures, and several miles of buried waterline could be used to service troughs or wildlife drinkers across the ranch.

There are more than 15 earthen stock ponds, along with one stocked lake that averages approximately 8 acres at capacity. This lake appears to be approximately 20+’ deep, and the water is clear enough to see to the bottom in places.

Bull Creek runs north to south through the property, providing dependable live water. The creek corridor is heavily timbered with mature post oak, live oak, elm, and cottonwood, with lush native grasses along its banks. Multiple deep holes of water along the creek hold fish.

The southeastern corner of the ranch offers approximately ¼ mile of frontage on the Colorado River. A gated opening in the high fence allows access to roughly 25 acres along the river, providing excellent fishing, wildlife habitat, and recreational value.

Hunting  •  Wildlife •  Recreation

The Diamond V Ranch is a premier hunting property with outstanding populations of trophy whitetail deer and exotic game, including axis, fallow deer, blackbuck, stag, and additional species. Multiple feeders and strategically placed food plots support consistent wildlife movement and harvest opportunities.

Whitetail genetics have been actively managed for many years and further enhanced with the introduction of nine breeder whitetail bucks within the past two years. Additional fallow bucks and does have also been released recently, contributing to the ranch’s overall trophy quality.

Improvements

Improvements are adequate and include an older three-bedroom frame residence, along with a large shop building that includes living quarters and a full bathroom. These improvements provide comfortable accommodation while maintaining the ranch’s focus on recreation and hunting.

Resources  •  Utilities

The ranch is being offered with 25% of the owned mineral estate, along with 100% of the wind, solar, and renewable energy royalty rights. There is currently no oil or gas production on the property.

A 345-KV transmission line crosses the southern portion of the ranch. There are no known pipeline easements. There are no wind farms or solar fields in the immediate area.

Price  •  Remarks

The Diamond V Ranch is offered at $4,700 per acre, or approximately $7,816,100, inclusive of the 25% mineral interest and an extensive inventory of whitetail and exotic wildlife.

The sale also includes:

     • John Deere 6430 tractor with front-end loader

     • New Holland TN70 tractor with implements

Broker Comments

Opportunities to acquire a riverfront, game-fenced ranch of this quality are increasingly rare. The Diamond V Ranch offers strong water, proven wildlife management, and a private setting, making it well-suited for the discerning recreational buyer seeking a turnkey hunting property.
