Boyd Ranch

The Boyd Ranch is located north of Matador in Motley County, Texas.

The property is very diverse, with the southern portion of the ranch having a fairly dense canopy of mesquite and hackberry trees providing cover for wildlife. The northern portion of the ranch has a very open and rolling appearance with scattered mesquite thickets, shinnery and sage being common.

Water

The property is considered to be very well watered. There are three wells on the ranch, one of which is electric, the remaining two are solar powered.

One of the solar wells is located near a dirt tank and is used to keep the tank full.

Access

Access to the ranch is by graded county roads. The property lies at the end of the road.

Hunting/Recreation

The property has been very well managed throughout the past several years with wildlife being the focus. There has been very limited grazing and the native grasses are in excellent condition. Hunting is considered to be very good on the property. Whitetail deer numbers are good, and there are large flocks of turkey in the area. Typically this is good quail country with bobwhites being common.

Improvements

The ranch is improved by a frame two bedroom house with upstairs loft that serves an an additional bedroom. The house has one bath, kitchen and living area with hardwood flooring. Near the house is a metal shop building with bay doors.

Fences are in good condition.
