We are honored to have obtained the exclusive listing on the Tidwell Ranch located in Lynn County, Texas.  This unique property consists of 640 acres, more or less, and is located 2 miles west of Tahoka and approximately 25 miles south of Lubbock.  Access to the property is excellent, being by paved State Highway 380 which adjoins the north side of the ranch for approximately
1 mile.

This diverse ranch is a combination of approximately 272 acres of native pasture, approximately 270 acres of improved pasture and approximately 98 acres in cultivated farmland.  The overall terrain of the Tidwell Ranch is best described as being rolling.  A draw heads-up near the west-central side of the property and drains to the southwest.  The majority of the native pasture slopes to this draw.  A large portion of the property is open, with little brush canopy.  The land in and around the draw becomes more sloping and the brush canopy in this area becomes more dense being primarily mesquite, with some scattered large Hackberry and Elm trees.  The overall grass turf in both the native pasture and improved pasture areas is in good condition.  The primary grasses observed include bluestem, blue grama, side-oats grama, buffalograss, and tobosagrass.  The cultivated land is typically planted to wheat and is utilized for supplemental grazing.

 

Water

Water is provided by one well equipped with an electric submersible pump and one large dirt tank.  In times of significant rainfall, water will pool in areas of the draw.  There are three (3) additional wells on the property that are not operable at this time.

 

Hunting and Recreation

The Tidwell Ranch has exceptional recreational opportunities.  Wildlife frequently seen on the ranch include Mule deer, quail, turkey, dove, Javelina and feral hogs. Two large non-active caliche pits are located on the property.  These pits are fairly deep with high side walls creating a great area for target shooting or ATV activity.   

 

Improvements

The perimeters of the ranch are fenced with basically new 5-strand barbed wire and t-post fencing.  All of the fencing appears to be in excellent condition.

 

Remarks
