Location:

The Smith Ranch is located approximately 9 miles north of historic Turkey, Texas in the Caprock Breaks of the eastern Palo
Duro Canyon. Access to the ranch is good with nearly two miles of paved highway frontage on the east side of State Highway 70.

Terrain:

The Smith Ranch is situated in the Caprock Breaks of the eastern part of the Palo Duro Canyon. The terrain of the ranch is a good combination of productive uplands and ridges, descending to scenic canyons and bottoms. The majority of the ranch drains to the south towards Turkey Creek and the Little Red River. These prominent drainages meander through the southern part of the ranch. A fence is located on the north side of the river in order to keep livestock out of the river sands. Cottonwood Canyon traverses the northern part of the ranch. Several scenic and rugged draws drain the uplands. Elevations range from approximately 2,260’ MSL in the northeast corner of the ranch, descending to 2,010’ MSL in the Little Red River bottom.

The ranch has a moderate concentration of mesquite and cedar. Mesquite is found primarily on the uplands and ridges with cedar more common in the breaks and on the sideslopes. A considerable amount of brush work has been done in the northern part of the ranch. Scattered hardwoods are found in the draw and canyon bottoms. The turf of native grass is in good condition given the historically conservative stocking rate. The vegetation and terrain of this scenic ranch offers exceptional habitat for wildlife.

Water:

The ranch is watered by a combination of wells and surface water. There is one windmill, with drinking trough, located in the northern part of the ranch. The ranch also features six earthen tanks and live water in Turkey Creek.

Hunting and Recreation:

The recreational features of the Smith Ranch are excellent. The location, terrain, vegetation and years of excellent stewardship make this ranch a fine hunting property. Both mule deer and white-tail deer inhabit the area, as well as, aoudad, quail, hogs, bobcats, etc. The ranch has the added benefit of having only two adjoining land owners, each with large land holdings.

Price and Remarks:

The Smith Ranch is realistically priced at $925 per acre. This ranch is offered on a surface only basis and with 50% of future wind energy royalties.
