LOCATION:

The Shoe Bar Ranch contains 25,784.54 deeded acres, more or less, and 1,920 acres of Texas Pacific Land Trust lease. The ranch well located in southwestern Ector County, at Penwell, approximately 15 linear miles southwest of Odessa, TX. The ranch is situated on the north side of IH-20. Wheeler Road, located at the northwest corner of the ranch, provides county road access.

PROPERTY DESCRIPTION:

The ranch is all native pasture and has historically been operated as a cow-calf ranching unit. The ranch has been owned and operated by the same family since the 1920’s. Pride of ownership is evident given the overall condition of the ranch and facilities. The native grass turf is in good condition over much of the ranch given recent timely moisture and the fact that the ranch has been rested, with no cattle on the ranch, for approximately four years.

The topography of the Shoe Bar Ranch is level to gently undulating. Soils on the ranch generally range from sandy loams to fine sand. Mesquite is the primary brush, generally found in scattered concentrations throughout the ranch. Broomweed is also very common and ranges from scattered to thick. There are scattered pockets of greasewood, generally found in the northern part of the ranch. Sand hills are found in the extreme western part of the ranch.  These are the same sand hill areas that have been known to produce quality frac sand.

There are two prominent lakebed formations on the ranch. Red Lake is found in the northern part of the ranch, and King Lake is found in the central part of the ranch. These lake beds provide a natural source of water during times of heavy rainfall and serve as excellent locations for dove hunting.         

The Shoe Bar Ranch is fenced and crossfenced into seven main pastures and a trap encompassing the ranch headquarters. The fences are overall in fair to good condition. Fence construction is typical barbed wire on wood post and steel T-post. 

IMPROVEMENTS:

The Shoe Bar Ranch is well improved for the day to day operation of the ranch. The main home is a wood frame structure with brick exterior and metal roof. The interior includes two bedrooms, two remodeled bathrooms, kitchen, living room, utility room and brick fireplace. A covered porch is located on the front of the home. A breezeway/carport extends off of the rear of the house to the brick well house. Two wells with electric submersible pumps supply water to this home.

Adjacent to the main house is the bunkhouse. The bunkhouse is a wood frame structure with brick exterior and metal roof. The interior includes two bedrooms, one bathroom, kitchen and living area. 

The main house and bunkhouse are in fair to good condition.

Located south of the main house and bunk house is the barn/shop and main shipping pens. The barn/shop is nearly new and is constructed of a pre-engineered steel frame with metal siding and slab foundation. The shop includes large roll up doors, water and electricity. On the east side and tied to the shipping pens are covered, pipe horse stalls. The main shipping pens are of pipe construction and include a truck load out, scales and squeeze chute. The scales have not been used in sometime and could require updating and recertification. In addition to the main shipping pens, there are two sets of working pens on the ranch. The three-hopper cake bin, pictured below is also included.

WATER FEATURES:

Livestock water on the Shoe Bar Ranch is provided primarily by the Colorado River Municipal Water District water line, which extends through the central part of the ranch. This domestic water line runs from the District’s well field near Monahans to Odessa. The ranch has four water taps that are currently being used. Buried water lines are connected to the taps providing water to several drinking troughs. Water usage is billed on a bi-monthly basis. The ranch has four additional taps that are not in use. These additional four taps are an asset to the ranch and could be used to enhance the livestock water infrastructure. 

Water wells, for livestock water, that are currently in use include two windmills and one well equipped with a submersible pump. The windmills are approximately 60 to 80 feet in depth and have good quality water. The submersible was drilled and is maintained by Conoco and is approximately 600 feet deep. This well has a high concentration of mineral but is reported to be suitable for livestock use. This well provides water to two earthen tanks. 

Red Lake, in the northern part of the ranch, and King Lake, in the southern part of the ranch, are natural sources of livestock water after significant rain events.

HUNTING:

The Shoe Bar Ranch is located in an area considered to be one of the best for trophy mule deer. Other game species include quail, dove, feral hogs and occasionally javalina are spotted. 

RESOURCES:

The Shoe Bar Ranch is located in the Permian Basin Region of Texas, which is one of the largest petroleum producing areas in the world. Like most ranches in the region, oil production and related infrastructure are found on the ranch. However, most all of the production is found in a concentrated area in the eastern part of the ranch. This leaves the majority of the ranch free of oil and gas production related surface uses. There is one transmission line through the ranch and a second line is currently proposed. As such, alternative energy, such as, wind and/or solar energy are possibilities for additional revenue sources for the ranch. A small royalty for both frac sand and alternative energy related revenue will be reserved by the sellers. No minerals are owned by Shoe Bar Ranch, Inc. and thus none will be conveyed.

It is noted that there are two large caliche pits on the ranch. Periodically, these pits provide additional revenue to the ranch and provide an excellent source of material for the maintenance of ranch roads.
