Description

We are honored to have obtained an exclusive listing on this outstanding recreational, hunting and cattle ranch in Eastern Parker County, Texas. The 679 +/- acre Mistletoe Ranch is located in the highly desirable Aledo-Anneta area, 1.5 miles south of I-20.

Access is provided by paved road frontage on Airport Road and Dixon Road. Weatherford, the county seat of Parker County, is experiencing tremendous growth and this thriving community is only 5 miles northwest of the property.  The ranch is conveniently located 20 miles west of Fort Worth, and 50 miles west of Dallas, Texas.

The centerpiece of the Mistletoe ranch is the 40 +/- acre private spring fed fishing/recreational lake designed and built by the United States Army Corp of Engineers in the 1950’s (Texas Reservoir 31). The fishing is reported to be exceptional with largemouth bass that can weigh in excess of 12 lbs., catfish, bluegill and black crappie, all found in abundance. The lake is equipped with a concrete boat ramp and dock that allows access for a bass boat. There is also a his and hers bath house down by the lake as well.

This attractive ranch has a diverse topography that ranges from gently rolling country on the north end, descending to some broken areas towards the south to bottomland, seasonal draws, creeks and the lake. Elevations range from 1,000 ft. on the north to 920 ft. on the southern end of the property. The property is comprised of a combination of improved Coastal flats, native rangeland and some heavily wooded areas, which provide excellent habitat for wildlife. Coastal fields are scattered throughout the property and are currently cut for hay production and used for livestock grazing. The native rangeland portions of the ranch have an excellent stand of grass turf that is comprised of grasses such as Big Bluestem, Little Bluestem, Indian Grass, Side-oats Gramma, Texas Winter Grass, Seep Muhly, Purple Three-awn, Silver Bluestem, Arizona Cottontop, Curly Mesquite, and Hairy Gramma, to name a few. The heavily wooded areas are located around the lake and along Burgess Creek, which meanders through the southern portion of the ranch. This creek is one of the main water sources for the lakes. The heavily wooded portions of the ranch are made up of a mix of hardwoods that include Live Oak, Postoak, Blackjack Oak, Cedar Elm, and Hackberry trees. There are some beautiful and extremely large Live Oak trees throughout the ranch. There is also a light scattering of Mesquite and Ash Juniper in some areas of the property.

The ranch is located in an area with a generally desirable climate and an annual precipitation in the range of 35-36 inches.

Water is provided by two water wells, of which one is a Trinity water well that provides water to all the improvements. Along with the two water wells there are four lakes and ponds, along with live water in Burgess Creek.

The Mistletoe Ranch offers great hunting opportunities with game species that include whitetail deer, turkey, quail, dove, feral hogs, and exceptional waterfowl. Parker County is currently a two buck, two doe County. There are multiple deer and duck blinds and feeders that will convey with the sale of the ranch.

Improvements on the ranch consist of a 4 bedroom/ 3 bath brick home where the ranch foreman and his family reside. There is also an older small framed house which is currently vacant and used for storage. There are multiple barns and sheds on the ranch. There is also a nice set of cattle pens near the headquarters. The ranch is fenced and cross fenced into multiple pastures, and the fences are considered to be in good shape. A nice shooting range is also located on the ranch.

An extensive amount of subdivision/rural acreage development is in close proximity to the Mistletoe Ranch. With the desirable highway frontage and scenic lake area, the Mistletoe Ranch offers numerous opportunities for the investor looking for a place to enjoy and operate with future appreciation potential.
