The Cerf Pasture of the Longfellow Ranch is located in West Texas, between Fort Stockton and Sanderson in Pecos County.

PROPERTY DESCRIPTION: The terrain of the Cerf Pasture is diverse with gently sloping country on the north end of the ranch, transitioning to rugged limestone rock hills, ridges, upland plateaus, divides and deep canyons on the south portion of the property.

The ranch supports a good mix of native grasses and brush cover includes mesquite, cedar, black brush, some greasewood, Spanish dagger, prickly pear, tasajilla, sotol, catclaw, algerita and lechugilla. Scattered hackberry trees and oak trees are found in the low lying draws and major drainage areas. In recent years, the owner has cleared, stacked and raked several thousand acres of brush country. This has opened up portions of the ranch that were formally only marginally productive, and grass vegetation has increased in these areas.

The Cerf Ranch is fenced and crossfenced into two pastures. There are no structural improvements of value on the property, but a large set of livestock pens are located adjacent to the highway.

The ranch is located in an area that normally receives around 14 inches of rainfall and grasses in this limestone country respond well to moisture.

IMPROVEMENTS: An old headquarters is located in the northern part of the ranch. Included is an old frame house, barns and outbuildings.

WATER FEATURES: The Cerf Pasture is watered by two wells, one equipped with a solar pump and one equipped with an electric pump powered by a generator.

HUNTING AND RECREATION: The property is located in an area known to produce large whitetail deer, with mule deer found in the rougher areas of the property. Additionally, the brokers viewed elk on this ranch, and elk have migrated to this area from the Davis Mountains and Glass Mountains to the west. Other game species includes javelina, blue quail and bobwhite quail.

RESOURCES: The Cerf Ranch is located in an area of scattered oil and gas production. While the ranch is listed on a surface only basis, approximately 3,930 acres are State Classified Minerals. The State of Texas owns the minerals but the surface owner has to the right to negotiate all mineral leases on behalf of the state and receive 50% of all bonuses, delay rentals and royalties.

BROKER COMMENTS: This area is known to be good for livestock production as well as hunting. The large amount of Classified Minerals is an added bonus that should not be overlooked.
