This great recreational, hunting and game ranch is located in southern Kent County, about 25 miles north of the town of Snyder, Texas.
Access to the property is provided by paved State Hwy 1142, also know as Polar Road.
The topography of the ranch is gently rolling with a few small draws and broken areas on the east side. There is a solid turf of native grass on the ranch that includes Buffalo Grass, Hairy Grama, Texas Winter Grass, Arizona Cottontop, Little Bluestem, Indian Grass, Side Oats Grama, Vine-mesquite Grass, Tobosa and Three-awn, to name a few. There is a scattering of Mesquite and Red Berry Juniper throughout the property.
Water on the ranch is provided by two electric water wells. Each of these wells produce around 5 gpm. There is also a dirt pond on the property that is currently dry.
Hunting on the Bowlin Ranch is considered to be good with game species that include dove, quail, turkey, wild hogs and White Tail Deer. There are two deer blinds that will convey with the sale of the ranch.
The Bowlin Ranch is improved with a really nice set of pens used to raise exotics and White Tail Deer. These pens are constructed out of pipe and 8� tall stay tuff wire. There are four separate pens with two of them being 0.7 acres each, one that is 2.7 acres, and one that is 12.5 acres. These pens have allies that connect all of them and a loading chute. Along with the pens there is a small three side barn with a concrete floor. The ranch is very well fenced with most of it having been replaced in the last 5 years.
