Property Description

INTRODUCTION

We are pleased to have obtained the exclusive listing on the Mobeetie 480 Ranch. This 480 +/- acre Eastern Texas Panhandle ranch is located Southwest of the old town of Mobeetie.

LOCATION AND AREA HISTORY

The ranch is in Northwestern Wheeler County in the Texas Panhandle region of Texas, and about 25 miles from the Oklahoma State line.  The ranch well located within a 30 minute drive from Pampa, 1.5 hours from Amarillo, 1 hour from Elk City, Oklahoma, and 2 hours 45 minutes from Oklahoma City.  It is 1 mile South of State Highway 152, just to the Southwest of the town of Mobeetie.

The Panhandle region of Texas was the last area of the state settled before the turn of the 19th century, and Mobeetie was the first established town in the Texas Panhandle.  Originally a buffalo hunter’s camp, Mobeetie became a trading post protected by nearby Fort Elliott.  Truly an old west town, Mobeetie offered merchandise stores, blacksmith, livery stables, a total of 9 saloons, and was known for buffalo hunters, solders and gamblers.  Noted figures that visited the town included Bat Masterson, Pat Garrett and Texas Ranger and ranching pioneer, Charles Goodnight.  Temple Houston, youngest son of Sam Houston, resided in Mobeetie serving as the first district attorney in the area.  Originally called Sweetwater, the name of the town was later changed to Mobeetie, thought to be the Indian name for Sweetwater.

TOPOGRAPHY/LANDSCAPE

The landscape of the ranch consists of rolling native grass and improved pasture. Portions of the property at one time were in farmground and have now been planted to permanent improved grasses.  The tree-lined shelterbelt provides cover for wildlife and good cover and shade for livestock.  Areas of the ranch have shin oak providing browse for deer and cover for quail.  Soils on the ranch consist of mainly fine sand and loamy fine sand soils.

WATER

The ranch is watered by 2 windmills, with steel tanks set with concrete pads and dirt tank overflows.

IMPROVEMENTS

Fences are rated in good condition.  There are no structural improvements on the ranch.

HUNTING, WILDLIFE, and RECREATION

The Mobeetie 480 Ranch offers very good hunting opportunities with good cover for deer and quail. There are multiple areas on the ranch that can be planted to food plots. The neighboring farmland to the North and the shelterbelt attract good populations of deer and hogs.

RESOURCES

The ranch is offered as surface only.   Wind generation royalty rights will convey to the new owner.

REMARKS

The Mobeetie 480 Ranch presents the buyer with an opportunity to purchase a nice sized cattle and hunting ranch.  Fences and windmills are in good working condition and the ranch is ready to use and enjoy for the new owner.  The asking price is $885 per acre.

An adjoining 655 acres with a live water creek, large cottonwood trees, and outstanding hunting can be purchased in connection with this ranch.
